Plans fr a husing estate in Sham will be pen t public scrutiny next weekend.

Develper Reginal and City Estates hpes t build abut 100 huses between Statin Rad and Spencer Drve, but sme residents are cncerned abut flding and traffic management if the scheme ges ahead.

Peple will have the chance t examine and respnd t the plans fr the first time n February 29, and public cmments culd then frm part f a future planning applicatin t East Cambridgeshire District Cuncil.

N frmal applicatin has yet been ldged by agent JB Planning, but develpment near the statin site has been agreed "in principle" by the twn cuncil.

The cuncil's planning cmmittee agreed the site shuld be allcated fr husing, and prpsals fr develpers t pay fr imprvements t the Funtain Lane recreatin grund were welcmed.

Reservatins abut drainage were brught up by twn cuncillrs at a planning meeting n January 30. Channels run alng Mereside under the railway and int the Lde, and the area east f the railway line is categrised as a "zne f rapid inundatin" in East Cambridgeshire District Cuncil's fld zne map.

Residents f Mill Crner and Mereside claim building wrk wuld put their prperties at fld risk.

"The land is lw-lying and is criss-crssed with pen ditches, which carry water all year rund," said resident Dnna Martin.

"Currently, this system prtects nearby hmes but any develpment wuld actually put existing hmes at risk due t added run-ff."

The develpment culd als bring cngestin t the area arund Mereside. "Traffic is ging t be a significant cnsideratin," said twn cuncil ­planning cmmittee member Tny Hinsley.

"An entrance t the prpsed estate n Mereside, where the rad is very narrw, culd cause ptential prblems."

Fellw planning cmmittee member Peggy Gibbn, wh bjected t the plans, said: "If the develpment is built, it's ging t be hrrendus fr traffic.

"We will already have the Clark and Butcher huses up there, and I made it clear at the planning meeting that I wuld prefer develpment at Frdham Rad.

"If they put husing n there then there will nt be enugh space fr a car park if a statin is built."

Sham Railway Statin campaigners are furius the develpment has been given the g-ahead, but Cllr Hinsley said the develper had n plans t jepardise any future statin develpment.

"The area they are prpsing is nthing t d with the statin whatever," he said. "JB Planning explained in detail t the twn cuncil that they were in talks with Netwrk Rail t cme up with a plan s that ptential rebuilding f the statin was nt cmprmised."

JB Planning expects t submit revised prpsals t East Cambridgeshire District Cuncil in June.
